3 bedroom, 2 bath 1200 sq ft ranch plan

The classic 40 x 30 ft ranch. The front door opens into a 16 x 17 ft living room with the kitchen behind it, so the cook can see the whole room. Two bedrooms and the hall bath sit off a short hall on the left, away from the primary bedroom on the right.

The primary bedroom has its own bath, a walk-in closet and the laundry next door. Every bedroom has a closet and a window on an outside wall, and the kitchen keeps the sink, range and fridge within a few steps of each other.

2 bedroom 1200 sq ft plan with a home office

A split plan puts the primary suite on one side of the great room and the second bedroom and office on the other, so a guest or a home worker never shares a wall with the main bedroom. The kitchen has an island with the sink and dishwasher, facing the dining table.

The 11 x 10 ft office is reached from the hall, not through a bedroom, and shares the hall bath with bedroom 2. Laundry sits off the primary suite hall, on the same plumbing wall as the primary bath.

1,215 sq ft. The office has a closet and a window, so it can be listed as a third bedroom.

Narrow lot 1200 sq ft plan (24 ft wide)

On a narrow lot the rooms run front to back. The living and dining room faces the street, the kitchen with an island and a side door sits in the middle, and a long hall leads to the laundry, the hall bath, bedroom 2 and the primary suite at the quiet back of the house.

Windows go on the side walls and the ends. Both baths and the laundry line up along one side of the house, so the plumbing runs in one line, which keeps the build simple.

The street is at the bottom. A 24 ft wide house fits a 30 to 35 ft city lot.

How these plans are laid out

Each plan follows the same rules a designer checks: every room opens off a hall or a living space, never through a bedroom; every bedroom has a closet and a window big enough to escape through; bedroom doors are 2'-8" wide, the front door 3 ft, and halls at least 3 ft; and there is room to walk around the bed, in front of the toilet and between kitchen counters.

Plumbing rooms are grouped, so baths, laundry and kitchen share walls where they can. Living spaces face the street and bedrooms sit at the quiet side. The drawings are examples to plan with, not construction drawings.

How much does it cost to build a 1200 sq ft house?

At $150 to $250 per square foot, a 1,200 sq ft house costs about $180,000 to $300,000 to build, before land. Using the NAHB 2024 builder survey average of about $162 per sq ft for construction, it is about $194,000. Site work, utility hookups, permits and a contingency usually add $25,000 to $60,000.

Ready-made plans for a 1,200 sq ft house usually cost about $200 to $1,500 for a set of drawings, far less than a custom architect's design.

Frequently asked questions

Can you fit 3 bedrooms in 1200 square feet?

Yes. A 40 x 30 ft ranch fits 3 bedrooms and 2 bathrooms, as in Plan A above: a 16 x 17 ft living room, an 11 x 12 ft kitchen, a 12 x 12 ft primary bedroom and two bedrooms of about 11 x 10 and 11 x 13 ft.

How much does it cost to build a 1200 sq ft house?

About $180,000 to $300,000 for construction at $150 to $250 per sq ft, plus land, site work and fees.

What are the dimensions of a 1200 sq ft house?

A one-story house is commonly 30 x 40 ft or 24 x 50 ft. A two-story house of the same size is often about 20 x 30 ft per floor.

Is 1200 sq ft big enough for a family of 4?

Yes, with 3 bedrooms and 2 bathrooms it works well for a family of four. Storage is the usual pinch, so plan closets, a laundry room and an attached garage or shed.

Is a ranch or a two-story cheaper to build at 1200 sq ft?

A two-story house is usually a little cheaper per square foot because it has half the roof and foundation. A ranch has no stairs, which many buyers prefer, and needs a wider lot.
